Development Overview
Seelands Ski Resort has been developed with the keen water skier or motor home owner in mind. Seelands provides an up-market holiday home or a secure home base situated on the best water-skiing river on the east coast of NSW.
The resort is located in the Northern Rivers Region of New South Wales where the climate is warm all year round. It is situated on the banks of the Clarence River, the biggest and cleanest river, only 18 km from Grafton in a quiet country setting. This is a facility for like-minded river users for water skiing, fishing and relaxing.
The Villas
The ten units are two bedroom, with a large boat garage (3.100 door clearance, 3.700 door width, 7.700 depth) to accommodate large ski / wake-board boats.
Constructed of brick veneer and laid on concrete slabs, the front villas overlook the river and enjoy absolute river frontage. Wrap-around glass windows along the front afford relaxing views – even from the kitchen. The generous interior entertainment area opens through glass sliding doors to an expansive deck for your perfect outdoor room. There is space to park a caravan or motor-home next to the garage on your own lot.

Availability
There are four villas directly on the river front but only one is still available, so be quick! There will be six villas built further back from the river.

Options
The villas offer several options for the interior such as bathroom and kitchen finishes, wall colours, en-suite off the main bedroom, water heating. All are air-conditioned. Villas are maintenance-free and no grass will be within the lot so you don't need to mow the lawn on your holiday!
Staging of the Development
The first stage of the development is finished with Stage Two almost complete. Stage Three is about to commence.
Title
Community Title applies to all villas. Community Title is almost identical to Strata Title and is commonly accepted in Australia and around the world. It is used by all major developers of quality community estates such as Mirvac and Australand. Community Title is Strata on “the flat.”

Construction
All villas are constucted of brick veneer on concrete slab with plastered interiors and a colorbond roof. All work will be completed by professional, licensed and insured tradesmen.
Terms of Purchase
You may purchase off the plan and have total input into colours, finishes,
optionial extras. A 10% deposit is payable on agreement (cheque / bank
guarantee or bond).
Interest on Deposits
All deposits will be held in the vendor's solicitor trust fund in an interest
bearing deposit, with interest split between Vendor and Purchaser 50-50.
The Management
A manager will maintain community property, which includes lawns,
gardens, trees, recreational hall, waste water treatment system, site lights etc.
Council Rates / Insurances
Rates are estimated to be between $100 and $120 per quarter each unit.
Owners will only need to insure their own villa.
Community Association Contributions
Contributions are estimated at $34 per week for the River front Villas, and $25 per week for the Riverview Villas.
